Lake Garda property prices in October 2026, town by town

In October 2026 the average asking price for a home on the Brescia side of Lake Garda ranges from about €1,700 per m² in Bedizzole to over €5,300 per m² in Sirmione. In the Valtenesi, the hills on the south-west shore, the most expensive towns are Padenghe sul Garda (€4,854 per m²) and Moniga del Garda (€4,650 per m²). Manerba del Garda stands at €4,113 per m².
These are averages calculated by RealAdvisor from asking prices and completed sales. They help you get your bearings, but they cannot tell you the price of a particular house. Lake views, distance from the shore, condition, size and documents can change the value of an individual property considerably.

Where prices are rising
Over the last 12 months, RealAdvisor has recorded increases in several towns in the Valtenesi and southern Lake Garda:
- Manerba del Garda: +5% for houses, +7.1% for apartments
- Soiano del Lago: +4.1% for houses, +5.9% for apartments
- Desenzano del Garda: +3.1% for houses, +5.2% for apartments
The estimates also move in the short term: in Soiano the average price went from €3,695 per m² in July to €3,915 per m² in October 2026. That is why I update the table regularly.

Alongside the market averages, I publish a figure I see every day: the asking price per m² of the homes I have for sale. I only show it for towns where I have at least 4, counting houses and apartments (land and commercial premises are excluded).

There are only a few properties per town, so the median depends heavily on what happens to be for sale at the time. In Desenzano, Peschiera and Lazise, for example, there are several apartments in the centre or near the shore, which push up the value per m². This is exactly why a market average is not enough to value a specific house.
How to read these figures if you want to sell
The average price in your town is a starting point. When I value a house, I look above all at:
- the location within the town: on the shore, on a hillside with views, in the historic centre or in an outlying village
- lake views, which on Lake Garda make more difference than any other feature
- the condition and the energy rating
- the documents: cadastral records and building permits in order prevent buyers from negotiating the price down and avoid surprises in front of the notary
