Lake Garda property prices per m², town by town

In October 2026, average asking prices range from about €1,700/m² in Bedizzole to over €5,300/m² in Sirmione. The most expensive towns in the Valtenesi are Padenghe sul Garda (€4,854/m²) and Moniga del Garda (€4,650/m²). These are averages: lake views, distance from the shore, condition and documents can make a big difference to an individual home’s value.

I check the documents before the notary does

Many homes around the lake have had additions over time: a glazed veranda, a canopy, an attic or a pool. If the documents do not match the property, the sale can stall or the price drop once negotiations have started. That’s why I check before publishing the listing.

Cadastre

Do the cadastral floor plan (planimetria catastale) and records match the home as it is today? Since 2010, the deed of sale has had to include a declaration of cadastral compliance.

Building permits

I compare building licences, consents, permits and retrospective regularisation approvals (sanatoria) with the property as it is to identify any discrepancies.

Certificate of fitness for use (agibilità)

I check that the certificate or notice of fitness for use is available, where required.

Energy performance certificate (APE)

The energy rating and energy performance index must appear in the listing and be provided to the buyer.

Commission

Agreed in writing in the agency agreement before we start. In Italy, both the seller and the buyer usually pay commission.

Capital gain (plusvalenza)

What is my home on Lake Garda worth?

It depends mainly on the town, location (lake views and distance from the shore), size, condition and paperwork. As a guide, RealAdvisor’s October 2026 estimates of average asking prices range from about €1,700 per m² in Bedizzole to over €5,300 per m² in Sirmione. See the table on this page. For a precise valuation, I need to visit your home: the valuation is free, with no obligation.

How long does it take to sell?

It depends on 2 things you can control: the initial asking price and the paperwork. A correctly priced home with its paperwork in order sells much sooner than an overpriced one or one with irregularities to resolve during negotiations. During the valuation, I show you how long homes in your area have taken to sell.

How much room is there to negotiate the price?

Buyers have more room to negotiate when the initial asking price is too high or they find problems with the paperwork. That is why I base the price on completed sales and check the documents before listing. This means smaller price reductions and fewer surprises.

What documents do I need to sell my home?

You need your title deed, a cadastral record (visura catastale), the cadastral floor plan (planimetria catastale) and the energy performance certificate (APE). You also need building licences, consents and permits, including any approvals for retrospective regularisation (sanatoria). Include the certificate of fitness for use (agibilità), if available, and the owners’ documents. For a condominium, you also need the condominium rules and a statement showing fees paid and outstanding. If anything is missing, I let you know before listing.

What are planning and building compliance and cadastral compliance? Who checks them?

Cadastral compliance means the cadastral floor plan and records match the property as it is. A declaration of cadastral compliance has been required in the deed of sale since 2010. Planning and building compliance (conformità urbanistica) means the property matches the building permits issued by the municipality. I carry out the preliminary document checks. If a filing is needed, an independent licensed technician signs it, with costs agreed in advance.

Can I sell a home with a non-compliant glazed veranda, canopy or mezzanine?

It depends on the type of irregularity. Some alterations can be regularised, including under the tolerances introduced by the 2024 Salva Casa decree; others must be removed. You need to know before listing: finding out during negotiations or at the notary’s office can stop the sale or lower the price.

Do I need an energy performance certificate to publish the listing?

Yes. Sales listings must state the energy rating and energy performance index. The APE must be given to the buyer and attached to the deed. If it is missing, it must be prepared before publication.

How much does it cost to sell a home?

As a seller, your main costs are the agency commission and any fees for an energy performance certificate or for regularising the paperwork. The commission is agreed in writing in the agency agreement. The buyer usually pays the notary’s fees.

Are there taxes to pay on the sale? What is a capital gain?

The capital gain (plusvalenza) is the difference between the sale and purchase prices. It is taxed if you sell within 5 years of buying or building the property. This does not apply if the property was your main home, or a family member’s, for most of that period. You can ask the notary to apply the 26% substitute tax (imposta sostitutiva). Capital gains on inherited properties are not taxed. Special rules apply to homes where work was carried out under the Superbonus scheme. Always check your own case with your accountant.

I’ve inherited a house on Lake Garda. What do I need to do to sell it?

You need a declaration of succession (dichiarazione di successione), the inheritance tax return, along with an update to the cadastral ownership records. The notary will check that the inheritance has been accepted. If there are several heirs, they must all agree. I help you gather the documents, which are often incomplete for homes built from the 1960s to the 1980s.

I live abroad. Can I sell without coming to Italy?

Yes. Someone can sign on your behalf using a notarised power of attorney. You can also arrange this abroad through a local notary, with an apostille, or at the consulate. I handle viewings, look after the keys and deal with the notary. I keep you updated by email or WhatsApp, in German or English if you prefer.

Who is buying property on Lake Garda today?

Is now a good time to sell?

Average asking prices in the towns of the Valtenesi, on Lake Garda’s south-west shore, have risen over the last 12 months. For example, RealAdvisor reports increases of 5% for houses and 7.1% for apartments in Manerba del Garda (October 2026). But marketing your home at the right price and having the paperwork in order matter more than timing.

Is a sole agency agreement better than using several agencies?

With several agencies, the same home appears with different prices and photos, and buyers think there is a problem. With a clear agency agreement, you have a single point of contact who takes responsibility for results. They update you on viewings and enquiries and help protect your asking price.

Can I sell a home I let to holidaymakers?

Yes. A successful short-term let can be a selling point for someone buying as an investment: occupancy rates and reviews matter. The new owner must submit the required notifications and complete the registrations for short-term lets in their own name.
