FIAIP estate agent, trained as a geometra
I gained an Italian diploma in building surveying (geometra) in 1998. After a two-year traineeship at the practice of Geometra Leali in Manerba del Garda, I qualified as an estate agent. Since then I have worked on southern Lake Garda, combining two skill sets: those of a technician and those of an estate agent.
Why a building-surveying background makes a difference
A house on the lake can hide planning or cadastral discrepancies, glazed verandas or pools that have not been regularised, and incomplete documents. Checking them first means negotiations do not fall through and there are no surprises at the notary’s office, for sellers and buyers alike, especially if they live abroad. I carry out the preliminary document checks myself. If a filing is needed, such as a cadastral update, a retrospective regularisation (sanatoria) or an energy performance certificate (APE), an independent licensed technician signs it, with costs agreed in advance.
